 Lane County, Oregon is among
the nation's least affordable real estate markets. The gap between
income and home prices would seem to make home ownership for
income-restricted households nearly impossible. NEDCO has been
addressing the local affordability issue by continuing to develop
and sell safe, decent, and affordable homes to individuals and
families.
Lease/Purchase
NEDCO makes most of its homes available through a lease/purchase
program. The program participants can lease and occupy a NEDCO-built
home while continuing to prepare for the purchase of that home.
Households have a maximum of three years to get ready to purchase
their home; many households are ready sooner. At the time of
purchase, the occupant household either assumes NEDCO's existing
loan or takes out a new loan.
Participation in the Threshold Program is a requirement for
NEDCO's Lease / Purchase Program.
Outright Purchase
Sometimes low-income households are qualified to purchase a
home without entering the Lease / Purchase Program. In this
case, NEDCO can make an "outright sale" to the homebuyers.
