| Servicer Approval of Your Application | Once your servicer has agreed to participate, they review your application and must agree to accept payments from OHSI on your behalf. | Servicers are refusing to review files with 'incorrect' Releases of Information. (You might have a middle initial on your loan, and not on your Release.) OHSI notifies NEDCO, and we will call you to get an updated Release of Information. Then your file will be sent back to the servicer for re-consideration. | This is just a pesky step, early in the process, for a few people. Your file will still have to go through underwriting, etc. But it should NOT result in any file being rejected. These are easy fixes. |
| Underwriting | An Underwriter reviews your file, to make sure that your documentation is complete, that you meet all eligibility criteria, and that there are no red flags. | If your file has a slight problem - such as a missing paystub - OHSI will notify NEDCO. We will call you, to request the correct documents. | The underwriters need the new documents before they can determine final approval. There is still a small chance that they will find a serious issue, and that you were not actually eligible - but very rarely. |

We know that the extension of the state's timeline is hardest on homeowners who have foreclosure sale dates. Please be in contact with your lender to explain that you have been accepted into the MPA program. We can try to help you negotiate a later date with your servicer, to buy more time for MPA payments to begin. OHSI recommends that you provide your lender with a copy of the Determination Letter that you were given by NEDCO, stating that your application was submitted, and a copy of the email from OHSI (sent 2/1/11 or 2/2/11) confirming your eligibility. If your servicer requests it, we are happy to provide a letter of verification on our letterhead.
We would also encourage you to continue any alternate planning that you may have already begun. Toward that end, NEDCO has more than doubled our Default Intervention Counseling staff, and we want to provide you with information about our regular services. Also remember that, as a HUD-Approved Housing Counseling Agency, all of our Default services are free of charge.

In our Individual Counseling appointments, our certified housing counselors will help you analyze your own financial situation, and walk you through the options available to you. Please attend the Default Workshop to be eligible for Individual Counseling.

New Update: Eligibility verification begins the month after a payment is made on your behalf. You will receive an email from OHSI on the 1st of the month that you start reveiving MPA. Full update.

You are no longer required to submit income documentation each month. OHSI will randomly select homeowners to audit and NEDCO will contact those homeowners to request the documentation.
Submit all verification information to NEDCO by the 10th of each month.
Failure to provide verification information will terminate you from the program.
There is NO GRACE PERIOD, NO EXCEPTIONS.
You may submit your documents any number of ways including: email, fax, postal mail or hand delivering it to our office. All our contact information is listed under "Contact Us" at the bottom of this page. Please use the phrase "MPA Verification" for all subject/attn: lines.
The only income requirement is that you remain under 120% of the State Median Income for your household size. Income is only taken for those listed on the Note. Household size is simply everyone living in the home. We will also be considering your income based on a year-to-date average.
The property must be owner-occupied and your primary residence
You cannot be in active bankruptcy
You cannot refinance 1st Mortgage, including HARP
You cannot own other residential real property
You cannot have specific mortgage-related covictions
You must participate in Homeownership Education Program (one per household)
You must maintain the home and surrounding property
The Homeowner Education Program component of eligibility is a new addition put in place by the state legislators. It was their hope that by completing the REQUIRED Homeowner Education Program, you would be more successful in maintaining your own mortgages in the future after the expiration of MPA.

Worksheets:
Submitted each quarter, with verification paperwork. For example: if you begin verification in July, you will also watch the first HEP videos in July; complete the worksheets during August and September; and turn in the packet by October 10th, with your October verification paperwork. Then, also in October, you'll watch the next quarterly HEP videos.
A Certificate of Completion will be e-mailed or printed upon completion - not yet finalized.
In-person HEP workshops are available for those who do not have a reliable internet connection of who do not feel comfortable enough to complete the training online. You MUST register in advance for ONE session by following the link below if you choose not to complete the HEP training online.
